Accommodation and Identification

Direct Rental: We rent the flat exclusively to the end client—the person who will actually be staying at the property.

Cleaning and Sanitization: The booking fee already includes full cleaning and sanitization services performed prior to your arrival.

Mandatory Registration: Once the booking is approved, guests must send a photo of their ID (front and back) for pre-registration at the building’s reception. The second guest's ID must also be sent in advance. The use of false identity is strictly prohibited and may be reported as identity fraud.
Usage Restrictions

Commercial Purpose: Commercial use of the space for in-person services (paid or unpaid) is not permitted. This includes massages of any kind (including adult services), product sales (clothing, cosmetics), therapeutic appointments, consultations, and similar services.

Reservation Ownership: It is prohibited to use a personal profile to book the stay and then send another person to stay in your place.

Subletting/Transfer: You may not lend or rotate the flat for use by third parties.

Events and Noise: Parties, meetings, or events are strictly prohibited, as is playing loud music.

Access and Overnight Guests: Guests are prohibited from entering via the garage. Additional overnight guests are not allowed unless previously defined and approved at the time of booking.
General Prohibitions

Smoking: This is a non-smoking property. This applies to all types of cigarettes (tobacco, straw, electronic/vapes, or illicit substances).

Pets: Pets are not allowed. In compliance with Federal Law No. 11,126/2005, an exception is made exclusively for service dogs accompanying visually impaired individuals.
Visitors
Visitor Criteria: Non-commercial visits are limited to one (1) relative or spouse only.
Damages and Maintenance

Linens Fee: If towels or sheets are stained (blood, wine, coffee, mud, sauces, etc.) in a way that makes stain removal difficult, a fee will be charged to cover the cost of a replacement item.

Property Damage: Any damage caused to furniture or facilities must be reported immediately to the owner so that necessary measures can be taken.
